Currently the code states in IRC R807.1 that access is required in attics that are 30 inches in height over an area of 30 square feet or more. This proposal would create an exception to that code for attic spaces that do not have any plumbing, mechanical, or electrical components that would require periodic inspection. In other words, if there is absolutely nothing in the attic space other than insulation, framing, and air, then access isn't needed.
What do you think? As a former Home Inspector, attic access was always appreciated in order to check for ventilation issues, vermin infestation, and roof leaks which aren't always visible from the outside. It seems to me that the rationale for the exception is short-sighted.
